If you're trying to buy a home in Warren County, NJ right now, you've probably noticed: there aren't many options. With just 164 homes on the market as of February 2026, inventory is at its lowest point in five years. That's down 72% from where we were in 2021.
So what does that mean for you as a buyer? Here's what you need to know to compete and win in this market.
1. GET PRE-APPROVED BEFORE YOU START LOOKING
This isn't optional anymore. In a market with limited inventory, sellers are looking for buyers who can close quickly and reliably. A pre-approval letter from a reputable lender shows you're serious and financially ready.
More importantly, it helps you move fast. When a good home hits the market, you might have 48 hours to make a decision. You don't want to spend that time scrambling to figure out if you can afford it.
2. BE READY TO ACT QUICKLY (BUT DON'T SKIP DUE DILIGENCE)
The good homes are moving fast. That doesn't mean you should panic and waive inspections or skip your homework. It means you need to have your team ready - lender, attorney, home inspector - so you can move through the process efficiently.
The buyers who win aren't necessarily the ones who throw caution to the wind. They're the ones who are organized and can execute cleanly.
3. YOUR OFFER NEEDS TO BE COMPETITIVE FROM THE START
